Questions property managers ask before the first walk

Pricing, scheduling around residents, the documents you receive and what happens after we leave.

Pricing & billing

How is a renovation priced?

Most work is billed from our unit price book: each unit type and line item (a 2-bedroom turn, a tub-to-shower conversion, a square foot of LVP) has a fixed price. After the building walk you get a proposal listing quantities times unit prices, and you are billed only for the units and items actually completed. Larger capital projects, such as a full roof or window replacement, are quoted as a fixed lump sum.

How long is a proposal price held?

60 days from the proposal date. Material costs in the Twin Cities have moved several percent per quarter in 2026, so after 60 days we re-confirm prices for steel, electrical and finish materials before you sign.

How do invoices and payments work?

Unit turns are invoiced weekly per completed unit. Multi-week projects use a monthly pay application in AIA G702/G703 format against a schedule of values, with 10% retainage held until substantial completion if your contract calls for it. Payment terms are net 30.

Getting started

What is the first step?

Email us the building address, number of units and the scope you have in mind. We schedule a building walk with your site manager, look at three to five representative units and the common areas, and send a unit price proposal within 7 business days of the walk.

Do you work while residents are living in the building?

Yes, that is the work we are set up for. Crews work 8:00 a.m. to 5:00 p.m. on weekdays, loud work starts after 9:00 a.m., we draft the resident entry notices for your office to send, keys are signed in and out daily, and every hallway and unit is broom-clean at the end of each shift.

What size of building do you take on?

Apartment and mixed-use buildings with five or more units in Minneapolis, St. Paul and nearby suburbs in Hennepin, Ramsey and Anoka counties. Unit turn programs start at four units per month; capital projects have no fixed minimum.

Documents & records

Which documents do we receive before work starts?

A certificate of insurance naming your ownership entity and management company as additional insured, our Minnesota DLI contractor registration details, the signed unit price schedule and the permit list for the scope.

Who does the electrical and plumbing work?

Minnesota requires electrical and plumbing work to be done under separate state licenses. Those trades are performed by licensed subcontractors under their own permits, and inspections are scheduled by the installer before walls are closed.

Do you provide lien waivers?

Every payment request includes conditional lien waivers from us and from each subcontractor and supplier on that draw. Final unconditional waivers are delivered with the closeout package.

Warranty & support

What warranty comes with the work?

One year on workmanship from the substantial completion date of each unit or area. Manufacturer warranties on fixtures, flooring, windows and appliances pass to the owner, and we include the registration paperwork in the closeout binder.

How fast do you respond to a warranty call?

Email warranty requests to our support address. We reply within one business day and schedule a visit within five business days. Active leaks or anything affecting a resident's safety is handled the same day.

What is in the closeout package?

Before-and-after photos per unit, the punch list sign-off, final lien waivers, permit sign-offs, paint colors and product model numbers, and manufacturer warranty documents, delivered as one PDF set per building.

Send us the building address and unit count.

We reply within one business day to schedule a walk, and the unit price proposal follows within 7 business days.
